A Guideline for All Our Tenants

In light of issues related to the improper and/or inaccurate utilization of the After-Hours Emergency Pager line, we have formulated the subsequent instructions for occupants' use. Kindly abide by them while availing of the Emergency Pager Line.

The Emergency Line is for after-hours emergencies only.

In view of issues arising from the unsuitable or erroneous use of the After-Hours Emergency Pager line, we have devised the ensuing directives for the occupants to adhere to while making use of the Emergency Pager Line. Please refrain from utilizing this number to enquire about non-maintenance or non-emergency issues that arise after business hours. Additionally, if there is a non-critical maintenance problem that occurs just before the office opens, please leave a message on the office line, and it will be promptly dealt with. Our emergency maintenance line can be reached at +1 (310) 985-5145.

NOTE: In the event of FIRE, call 9-1-1 FIRST

Evacuate and then call 911 if required, please contact the After-Hours line to apprise us of the situation

If you have an after-hours maintenance emergency...

If you have an issue that cannot be postponed until business hours (or the following business day), kindly dial the aforementioned number. You can either enter your phone number (via your phone's keypad) as a Page, or leave a comprehensive message. Your call will be responded to within 10-15 minutes. If you do not receive a callback after this duration, please call again.

If you leave a message:

Please be sure to include all of the following information:

  • Your Name
  • Your building address
  • Your unit number
  • The nature of the emergency
  • A phone number at which you may be reached, including Area Code

It may not be feasible to address certain maintenance issues immediately.

For instance, if you are reporting a clogged toilet at midnight, a plumber may not be able to attend to it until the following morning. Kindly bear this in mind when placing a call, particularly during late hours.

We do not offer lock-out services after-hours or on weekends.

In case you have misplaced your keys or accidentally locked them inside your home, car, etc., you must engage a locksmith and bear the expenses yourself. We can certainly suggest locksmith services, but we cannot provide keys after business hours. ** However, if your building has a resident manager, they may possess spare keys. If there is no resident manager or they don't have keys, locksmith services will be required. ** If the locksmith replaces the locks, it is imperative that you furnish us with a copy of the new keys without delay (preferably within two days).

After-Hours Emergency Guidelines

Certain issues, regardless of how pressing they may appear, do not classify as an emergency. The ensuing examples illustrate situations that are either non-urgent or have alternative solutions:
I’ve locked myself out of my apartment.

If it’s after business hours, we can’t help you. 

Please contact a locksmith. We recommend 24/7 LockSmith 323-516-8528. This will be an out-of-pocket expense. It is advised that you have a spare key stored outside of your unit, either with a neighbor or elsewhere.

My electricity has gone out.
Initially, inspect the circuit breakers in your apartment. They are typically located in the kitchen, closet, or hallway. If the breakers are not tripped, or if you attempt to reset them to no avail, contact the Electric Company. If all other tenants in the building have electricity, there could be an issue with your specific account. If there is a power outage throughout the building, it might be a neighborhood-wide issue. If none of these scenarios apply, then call the pager, and we will dispatch an electrician. Note: If the electrician determines that the issue was a simple matter of the circuit breakers being tripped, you may incur a service charge.
My toilet is clogged.
Try a plunger first. Most stoppages in toilets are caused by excess paper. If that is the case, you will be charged for the plumber’s visit. If the toilet is filling and you’re worried about an overflow, first shut off the water to the toilet. This can usually be accomplished by turning a small valve behind the toilet to the off-position. If the toilet has started backing up on its own, or the plunger did not work, then call the pager. If you have more than one toilet, and the situation is not urgent (see above description), you may be asked by the plumbing company to wait until the following business day. Note: If the plumber finds you were at fault for the stoppage, you may be charged for the service call.
It’s raining and my roof/ceiling is leaking.

First, move any furniture out of the way, if possible, and set up something to catch the water (bowl, bucket, jar, etc.). Then call the office. While the situation is urgent, it cannot be handled until after the rain stops. Leave a voicemail and we will get a roofing company out ASAP once business hours resume. Even on a weekend, if it is raining, they won’t be able to put down any kind of patch.

NOTE: If the leak is coming from the unit upstairs from you, especially if you can hear running water, please page us right away so a plumber can be dispatched.

My neighbors are being excessively noisy.
This is not an emergency, no matter how irritating it may be. If you are comfortable with approaching them about it, please do so. Sometimes all it takes is a knock on the door and a polite request. If it is a recurring problem, or they are not willing to reduce the noise, please send us a complaint in writing. If you feel it needs to be addressed that same day/night, please contact the Police Department for your area at their non-emergency number.
